How much does it cost to stage a home?

Professional consultations with DiDaCo Designs are available to fit most every budget with several pricing levels available, ranging in price from $99 (for professional customized recommendations to effectively stage your own home) up to $1,699 (for the most comprehensive “hands on” staging of your home, starting with using what you already have in your home). The cost of staging is an investment in adding value to your property to get the best possible price, in the shortest amount of time, and is usually much less than a home’s first price reduction! Do I really need a certified professional to stage my home?

A professionally trained home stager can effectively view your home from the buyer’s perspective, which can be a challenge for many homeowners who are accustomed to living in their own home. At the very least, take the recommendations of a professionally certified home stager and then make the updates yourself before you put your home up for sale. A professionally staged home will be staged to the broad appeal of potential targeted homebuyers, starting with using what the homeowner already has, accentuating the positive features of the home, downplaying any less desirable features, and creating an emotional connection that enables home buyers to think “this is the one!”. Curb appeal, decluttering, paint (if needed), and rearrangement (or purchase) of furniture and decor may be recommended to make the best possible first impression.

How much time does it take?

An online/telephone call consultation discussing photos from the home seller typically takes an hour. An in-person consultation for the DIY homeowner (a “walk and talk” with optional written report) is approximately two hours, after which the homeowner can complete the necessary staging actions at their convenience. The most effective consultation is when we roll up our sleeves to make the needed changes happen which, depending on the project, can typically take from a few hours to a full day (some large homes may require up two days of staging). We accomplish what is necessary while sharing our staging knowledge and strive to make it a convenient, enjoyable experience for our clients!

Should I stage my home before it is listed for sale?

Yes! You may only get one chance to make your best first impression with prospective homebuyers so it is critical to prepare for gorgeous photos to be taken so they are ready when your home hits the market, on day one! If you are considering staging after your home is already on the market, we recommend updated MLS photos after staging to position your home more favorably to home buyers.
